    Flooring is one of the biggest visual upgrades you can make to a home, and one of the most common projects we install across Harford County. The honest answer to "what will it cost?" depends on the material you pick, how many square feet you have, and what is underneath the floor right now. Here is how we think about pricing, and the typical ranges we see in Maryland.

    The factors that drive flooring cost

    • Material type. LVP, laminate, engineered hardwood, and solid hardwood each have their own price band for both materials and labor.
    • Square footage. Bigger jobs cost more in total, but the per-square-foot price usually drops as the job size grows.
    • Removal and disposal. Pulling out carpet, old vinyl, laminate, or tile, plus hauling it away, is usually a separate line item.
    • Subfloor prep. A flat, dry subfloor is non-negotiable. Minor leveling is often included, larger repairs are priced separately.
    • Stairs. Stairs are priced per step because each tread, riser, and nosing takes extra cutting and finishing.
    • Transitions and trim. Quarter round, T-moldings, reducers, and threshold pieces are part of a finished install and add small line-item costs.
    • Furniture moving. Clearing rooms yourself is the cheapest option. We can also handle moving for an add-on.

    Typical installed cost ranges by material

    These ranges cover installation labor plus typical mid-grade materials in Harford County. They do not include removal, subfloor repair, or stairs, which are quoted separately.

    • Luxury vinyl plank (LVP): roughly $6 to $10 per square foot installed for mid-grade product. LVP is waterproof, pet- and kid-friendly, and looks like real wood, which is why it is by far the most popular floor we install.

    Add-ons most homeowners forget

    • Old flooring removal: typically $1 to $2 per square foot for carpet, slightly more for glued or nailed-down materials.
    • Subfloor patching or leveling: small repairs are often included. Larger repairs are quoted after we look at it.
    • Quarter round or shoe molding: usually a few dollars per linear foot installed and painted.
    • Stairs: typically priced per step, with a higher rate for hardwood than for LVP or carpet.

    • Combine rooms in one visit instead of phasing the work over months.
    • Pick a mid-grade LVP. The top-end visuals on premium product rarely justify the price jump for most homes.

    • Address any moisture problem before installation. New flooring will not fix a wet subfloor.
